Floor joist and sill repair
Long-term moisture under a house eventually shows up in the wood. When the joists or sill plate soften, the floor above starts to tell you.
Floor joist and sill repair fixes the wooden framing that holds up your floor when moisture, insects or age have weakened it. For Lexington homeowners with bouncy, sloping or soft floors over a crawl space, contractors sister new lumber to damaged joists, replace rotted sill plates and add posts, beams or adjustable supports to take out a sag.
Signs the framing needs work
- A soft or spongy spot in the floor, often near a bathroom or kitchen
- Floors that bounce when you walk or slope toward the middle of a room
- Doors that start sticking or won't latch
- Wood under the house that's dark, crumbly or easy to push a screwdriver into
- Cracks in drywall or plaster above a sagging area
Why it happens in Bluegrass houses
The usual cause is years of high humidity or water under the floor. Wood that stays damp invites decay fungi and wood-boring insects. Older homes around Lexington add their own issues: wide pier spacing, undersized beams, and framing that has been cut over the decades for plumbing and ductwork. On lots where drainage points toward a low spot or depression next to the foundation, the sill plate on that side often takes the worst of it.
Common fixes
- Sistering. Fastening new lumber alongside a damaged joist to restore its strength.
- Sill replacement. Replacing a rotted sill plate in sections while the house is temporarily supported.
- Supplemental support. Adding a beam and posts on footings, or adjustable steel supports, under a span that sags.
- Subfloor repair. Cutting out and replacing softened subfloor, often under a toilet or tub.
Is it the framing or the foundation?
A crawl space contractor can tell you whether the problem is in the wood or below it. If a pier has settled, a footing has failed, or there's a sign of ground movement, an engineer's evaluation may be the right next step. That matters more in parts of the Inner Bluegrass where limestone below has dissolved into karst.
What affects the cost?
- How many joists or how much sill is damaged
- Crawl space height and access
- Whether plumbing, ducts or wiring are in the way
- Whether new footings are needed for added supports
- Permit and engineering requirements

Common questions
Can a sagging floor be leveled completely?
Often it can be improved a lot, but old framing that's been sagging for years is usually raised slowly to avoid cracking finishes above. The contractor will explain what's realistic.
Does structural crawl space work need a permit in Lexington?
Structural repairs commonly need a permit. Ask the contractor to confirm with Lexington's Division of Building Inspection or your county building office.
Will fixing the joists stop the problem from coming back?
Only if the moisture that caused the damage is fixed too. Most contractors pair framing repairs with drainage, a ground cover or encapsulation.
